A great realtor does…

A great realtor does post your home on at least 10 of the most popular web sites!  88% of all home buyers start their search on line before calling a realtor.  This takes time and effort and very few realtors go the extra mile here.

A great realtor does upload 25 pictures of your home onto Realtor.com!  Realtor.com statistics show that homes with 25 photos are viewed 300% more than other listings.  It does costs money to have the Enhanced Listing Feature that enables me to upload extra photos but great realtors spend money to make money. 

A great realtor does use a wide angle lens to take the pictures of your home!  This sounds like a small item but a wide angle lens captures the whole room and flow of a home and these images are critical to telling your home’s story and creating interest to thousands of potential buyers.

A great realtor does put color flyers in a brochure box and keep the box filled at all times!  Most buyers canvas an area by car to see to see if they like the area before calling a realtor.  Flyers are expensive for realtors but they generate showings.

A great realtor does follow up by phone with every realtor who showed your home and give you feed back!  You can’t fix what you don’t know about.

A great realtor does make phone calls to every other realtor who sold a home in the last 2 months in your same MLS area to see if they have 1 more buyer that would be a great fit for your home!   This should be one of the first proactive activities a realtor does when they get a new property for sale.

 

Of course there are many more proactive activities great realtors do to sell homes in this market.  To me, these are the very basics every great realtor performs. 

Notice I didn’t pull a rabbit out of a hat.  Selling homes isn’t a magic trick.  Selling homes in this market is hard work, going the extra distance, common sense, using technology to its fullest potential, and sound fundamentals.
